will assist you in your building project by providing all architectural services necessary from initial concepts through to building completion.
A complete service would consist of the following stages:

(a) Initial consultation and development of the brief: This will include a site visit, confirmation of building needs and approximate budget. The extent of architectural services required will also be discussed along with fee arrangements.

(b)
Feasibility study and preparation of design proposals: the building requirements are analysed and preliminary design drawings and cost estimates are presented to ensure that the initial requirements are being complied with. This stage could also include some further ideas indicating possibilities that may not have been obvious to the client. A number of revisions may be carried out until the final design is approved.

Architects Drawing (c) Planning application / fire safety certificate application: Once the design has been agreed a pre-application consultation with the Planning Authority, and the Fire Department is carried out if considered necessary. Documentation is then prepared and a formal application is lodged with the relevant authority. The authorities may require further information or clarification before the final decision on the application is forthcoming.

(d) Tender drawings and specifications are prepared on receipt of planning permission and a number of building contractors are invited to submit prices. Once the tenders are received and analysed a recommendation will be made to the client on which tender to accept. The contractor is then appointed and a contract is drawn up.

(e) Administration of the contract and inspection of the work is carried out to ensure the completion of the building by the contractor in accordance with the drawings and certificates for payments are issued at various stages.

(f) The final account and certificates of completion and compliance with Planning and Buildings Regulations are issued at the end of the project.
Architects Drawing The client may require only a partial architectural service and the extent of this can be agreed at the initial consultation.

Fees are based on a percentage of the total cost of the building, payable in stages or may be a lump sum based on an hourly rate.

It may be necessary to employ other consultants such as civil / structural engineers, mechanical and electrical engineers, quantity surveyors or other specialists and the need for their particular expertise will be advised at the appropriate time.
